Seal failure occurs when the edge-seal system loses its airtight integrity through deterioration, separation, or physical damage. Outside air and moisture then enter the space between the panes. Once the desiccant becomes saturated, fog, droplets, or deposits may appear where they cannot be wiped away.

The IGU seal is separate from the exterior caulking, sash weatherstripping, and installation seal around the window frame. Replacing caulking or weatherstripping may correct other air or water leaks, but it will not remove moisture trapped inside a failed glass unit.

Seal failure affects the glass unit first. It does not automatically mean the frame, sash, hardware, or surrounding installation has failed. A sound window may only need new sealed glass. Broader deterioration may justify replacement of the complete window.

Visual and Performance Signs of Seal Failure

Inaccessible moisture or residue between the panes provides the strongest evidence of IGU failure. Drafts, colder glass, and higher heating costs may support the diagnosis, but each has other possible causes that must be assessed separately.

Fogging Between Glass Panes That Does Not Clear

A cloudy or hazy area trapped between the panes is the most recognizable sign of a failed seal. Its appearance may change with temperature, direct sunlight, and humidity. The fog might disappear for days or seasons and return later, but that temporary change does not mean the seal has recovered.

The location of the haze matters more than how long it remains visible. If both accessible glass surfaces are clean and dry but the cloudiness remains, moisture is likely inside the sealed unit.

Repeated moisture cycles may etch the internal glass or affect a Low-E coating. This can leave permanent haze or visual distortion even when no droplets are currently visible.

Water Droplets or Mineral Streaks Inside the Glass

Visible droplets between panes show that moisture has entered the sealed unit and condensed on an internal glass surface. As the moisture evaporates, it may leave white marks, mineral streaks, or a dirty-looking film.

These deposits provide stronger evidence of seal failure than a brief patch of fog. They also suggest that condensation has occurred repeatedly inside the unit.

Water on the sill or around the frame is a different condition. It may result from indoor surface condensation, failed exterior glazing, blocked drainage paths, or deficiencies around the installation. The source must be identified before deciding what to replace.

Reduced Insulation and Noticeable Drafts Near the Window

A failed seal may reduce the insulating performance of the glass as insulating gas gradually escapes and ordinary air enters the cavity. Fogging confirms that the seal has been compromised, but it does not reveal how much gas remains or quantify the unit’s remaining insulating value.

The area near the glass may feel colder during winter, and the lower interior glass temperature may increase surface condensation. The effect varies according to the size, construction, exposure, and original efficiency of the window.

A noticeable draft does not prove that the glass seal has failed. Air movement usually points to worn weatherstripping, poor sash alignment, frame gaps, or leakage around the installation. These components require separate inspection because replacing the sealed glass alone will not stop a draft originating elsewhere.

One failed unit may have little effect on total household energy use. Several large failed units could have a more noticeable impact, particularly on exposed elevations. Weather, thermostat settings, insulation, and other sources of air leakage must also be considered when reviewing heating costs.

How to Confirm Seal Failure vs Normal Condensation

Begin by identifying which glass surface holds the moisture. Clean and dry the indoor face and, where it is safely accessible, the exterior face. Examine the glass from several angles. If fog, droplets, or streaks remain between the panes, the sealed unit has likely failed.

Do not attempt unsafe exterior access to inspect an upper-storey window. Photograph intermittent fogging while it is visible and arrange an assessment if the location cannot be confirmed.

Exterior condensation forms on the outside surface, often during cool mornings with high outdoor humidity. It does not indicate seal failure. Efficient glass may experience exterior condensation because less indoor heat reaches and warms the outside pane.

Between-pane moisture sits inside the sealed unit and cannot be reached from either side. If both exposed surfaces are dry and clean but the fog or deposits remain, changing indoor humidity will not resolve the underlying failure.

Seasonal Condensation vs Permanent Seal Breakdown

Seasonal surface condensation responds to indoor humidity, airflow, glass temperature, and outdoor conditions. Light condensation may appear during a cold period and stop when conditions change. The glass becomes clear after the exposed moisture is wiped away.

Repeated runoff should not be treated as harmless seasonal condensation. Water that regularly collects on sills or finishes may cause staining, swelling, mould, or deterioration. Indoor humidity, ventilation, window coverings, and glass temperature should be evaluated.

Seal failure behaves differently. Between-pane haze may appear intermittently as the sealed cavity warms and cools, but the moisture remains inaccessible. The edge seal will not restore itself even if the glass later looks clear.

What Happens If You Ignore a Failed Seal

A failed seal is not normally an immediate safety emergency. The window may remain usable while the glass becomes cloudier, stays unchanged, or fluctuates with weather conditions. The failure itself will not reverse, and visual inspection cannot predict how quickly the unit’s appearance or performance will change.

The urgency depends on whether the problem is limited to the sealed glass. Minor fogging in a dry, stable window may be monitored until replacement is practical. Active water entry, loose or cracked glass, severe air leakage, or deteriorating frame materials requires earlier attention.

Energy Loss and Rising Heating Costs in Calgary Winters

Calgary’s winter temperatures create a substantial difference between indoor and outdoor conditions. When the sealed cavity and insulating gas no longer perform as designed, heat moves through the affected glass more readily. This may lower the interior glass temperature and reduce comfort near the window.

Weather severity, thermostat settings, occupancy, household energy use, insulation, and air leakage also influence consumption.

Window coverings may reduce the feeling of cold, but they do not restore the failed unit. Tightly closed blinds may also limit warm indoor airflow across the glass and increase condensation on the room-facing surface.

Long-Term Frame and Moisture Damage Risks

Between-pane condensation is generally contained within the sealed glass unit. It does not normally travel directly into the frame or wall. Frame damage usually indicates an additional problem, such as surface condensation runoff, failed glazing, blocked drainage, exterior water entry, or poor installation sealing.

Water that remains in the sill track, overflows toward the interior, or fails to drain after precipitation may indicate obstructed or defective drainage. Peeling finishes, swelling, softness, staining, or mould around the opening also point to a broader moisture problem.

Replacing only the glass would leave those defects unresolved. The source of the moisture must be identified before determining whether the sealed unit, sash, frame, or complete window needs replacement.

When Seal Failure Requires Full Window Replacement

Complete window replacement becomes appropriate when defects extend beyond the insulated glass unit. Common triggers include a cracked or distorted frame, damaged sash, unavailable hardware, recurring perimeter leakage, or an installation that no longer manages air and water effectively.

The condition of the surrounding opening also matters. Damage within the rough opening, recurring leakage behind the frame, or failed perimeter sealing may require more extensive removal than glass or sash replacement provides.

Complete window replacement may involve a retrofit installation that retains suitable surrounding materials or a full-frame installation that exposes more of the opening. The correct method depends on the existing frame, water-management details, exterior finish, and condition of the opening.

Seal failure by itself does not usually make a window unsafe. Cracked glass, loose panes, severe frame deterioration, or active water entry should receive prompt attention because these conditions extend beyond reduced clarity or efficiency.

Age of the Window and Frame Condition

Age provides useful context, but it should not determine the decision by itself. A newer window with a sound frame, functional hardware, and one failed IGU may only need sealed unit replacement.

Before authorizing work, check for warranty coverage. Useful information includes the manufacturer, product label, installation date, proof of purchase, installer, and any terms covering glass, sealed units, replacement parts, or labour.

Complete replacement becomes more practical when the frame is cracked, warped, corroded, or rotting. It may also be appropriate when the sash no longer aligns, the window does not operate safely, replacement components are unavailable, or significant air and water leakage remains after minor maintenance.

Matching older glass may present another constraint. Current Low-E coatings, spacer colours, grille patterns, and glass tints may differ from discontinued products. A visible mismatch may influence whether the homeowner replaces one unit or coordinates replacement across several windows.

The same assessment applies to each operating style. A failed unit in a casement window, for example, should be evaluated alongside its sash alignment, locking hardware, weatherstripping, and frame condition.

Single Unit Failure vs Multiple Windows Failing

One failed unit does not mean the remaining windows are about to fail. Seal performance varies with manufacturing quality, glass size, installation, frame movement, sun exposure, water exposure, and temperature cycling.

Several failures among windows of the same age and product line may indicate a broader pattern. Record the affected window styles, elevations, installation dates, and visible symptoms. Failures concentrated on one side of the home may relate to stronger solar exposure, prevailing weather, drainage conditions, or installation details rather than every window reaching the same condition.

Replacing one sealed unit is reasonable when the remaining windows are sound. Coordinated replacement may make more sense when several aging windows have failed seals, poor operation, frame deterioration, or recurring leakage.

Replacement Options for Failed Window Units

The appropriate replacement scope depends on which components have failed:

  • Sealed unit replacement: The failed IGU is removed and replaced while the existing sash and frame remain. The frame must be sound and able to accept a compatible unit with the correct dimensions, thickness, coatings, spacer, safety-glass requirements, and grille configuration.
  • Sash replacement: The sash and glass are replaced together. This option generally depends on identifying the original manufacturer and obtaining a compatible replacement sash.
  • Complete window replacement: The window assembly is replaced when the frame, sash, hardware, perimeter sealing, drainage, or installation has broader defects.
  • Monitoring: Minor fogging may be monitored when the frame remains dry and stable, the glass is secure, and no active leakage exists.

Drilling the glass or applying a defogging treatment may reduce visible moisture, but it does not restore the failed IGU, replace lost insulating gas, or recreate its original edge-seal system. Sealed unit replacement installs a newly manufactured glass assembly with a new factory-applied seal.

There is no universal deadline for replacing a fogged unit. Worsening visibility, new drafts, water around the frame, glass movement, cracking, or material deterioration are reasons to stop monitoring and arrange an assessment.
